Talk to any estate agent and they will say selling a property is all about location, location, location, writes Kevin Quinn…

Well what about a three bedroom apartment right on the foot of Tower Bridge - how’s that for location?

This property, on the top floor of a former Edwardian hotel, is not only in one of the best locations in London, but boasts beautifully preserved period features throughout. It is larger than any new build apartment and all three rooms are double, with two of them measuring over five metres by three and half metres each. The smallest bedroom is large enough, over four and a half metres by 2.3 metres. The reception room is just massive - 6.5 metres by 6.1 metres and lays claim to one of two original Edwardian fireplaces in extremely good condition, with magnificent patterned tiles on both sides. The other fireplace is in the largest of the three bedrooms.

And this historic building also boasts original wood flooring throughout, original Edwardian tiles in the bathroom and fine leaded obscure windows at the entrance to the flat.

The kitchen is on the small side, but as it comes with this enormous reception room, it does not fill cramped or isolated in the slightest. It also features a large brick fireplace.

The building dates back to the construction of Tower Bridge Road itself in 1902 and was called the Tower Bridge Hotel. The bridge was opened in 1894 with much pomp and ceremony and the hotel would have been a lavish venue during the Edwardian period. In the latter half of the last century the building - as it does today - housed a pub on the ground floor. Despite its location, Tooley Street / Tower Bridge Road was not a prime spot. Home to the docks, it was not until around ten years ago that the potential of Bermondsey was properly realised by estate agents and developers. This is probably why this property has managed to retain so many of its original features.

Estate agents City Docklands, who occupy an office on the ground of the building, are selling the property for their client, who lives overseas. The apartment has been rented out and when the 'Weekender' went to view it, we met up with one of the tenants, a young Australian called Matthew Smith. Matt, who is returning soon to his native Oz said: "The best thing about living here is the location. When I talk to my friends back home I'm able to boast that I live actually on Tower Bridge. You step out the door and you can just stroll into the city. When I go shopping it’s just a quick and hop and skip across Tower Bridge itself to Waitrose in St Katherine's dock."

Apart from the period features and space, when viewing this property, what surprises you is just how quiet it is up on the top floor. While it stands on a busy junction, you can't hear the noise of passers-by and traffic, nor can you hear a sound from the pub on the bottom floor. The other apartments in this building are all occupied, with many of the neighbours having enjoyed this location for years.

The property is priced at £699,000.
